Things to do in Georgetown, Texas

Georgetown, Texas has long been known as one of the best places in the country to retire but its reputation as a sleepy town is diminishing with the addition of several cool new restaurants and shops. Downtown Georgetown’s urban environment and walkability has attracted younger business owners to the area, creating fun things to do for every generation. Here are my suggestions for where to go while visiting the most beautiful town square in Texas:

georgetownsquare

Shops

Whether you’re looking for home décor, clothing, jewelry, or a one-of-a-kind gift, you’re sure to find something in Georgetown. There are numerous antique stores, all within walking distance from each other. Check out Sunshine West Vintiques for great deals on antiques as well as re-purposed vintage items. Another unique store on the square is Tribal Impressions. They carry cowboy and Indian museum quality replica wear as well as turquoise and silver jewelry, headdresses, books, music, and art. Therapie Boutique now has a permanent location inside of The Co-op 78626, a salon & boutique that stands out in Georgetown due its cool Austin vibe. Stop by for a makeover from head to toe!

For the kids: If you’re shopping for children or if you’re looking for a place to entertain them, you should check out All Things Kids. Not only do they sell exceptional toys but their store features a large Play Zone where children can play with all the toys and parents can work using the store’s WiFi.

Restaurants

Georgetown has no shortage of fantastic locally owned restaurants. Here are some new local favorites: Burger University, located in the century-old Lockett Building prides itself on its fresh, never frozen hamburger patties and its fries that are cut fresh every day. If you like live music, check out Roots Bistro. They have live music every Thursday, Friday, and Saturday night as well as a great craft beer selection and delicious food. Eats on 8th uses only the freshest ingredients from local growers to provide their customers with a unique farm-to-table experience. Whether it’s date night or you are having lunch with friends, definitely try out Eats on 8th. If you prefer giant pizza slices and a wide assortment of beer in a casual and fun environment, you’ll love 600 Degrees Pizzeria. 600 Degrees has become extremely popular since opening a year and half ago due to its delicious pizza and lively atmosphere.

For the kids: Hat Creek Burger Company is a favorite among local Georgetown families. Fellowship, family, and fresh cheeseburgers are the three pillars of this fun restaurant. Come enjoy great food in a casual atmosphere while your kids place in the large outdoor play area.

Outdoor Activities

The San Gabriel River runs through the city, providing a beautiful view for the 30 miles of hike and bike trails. There’s also an 18-hole disc golf course beginning in Rivery Park. If you’re feeling adventurous, check out Inner Space Cavern, one of the most well preserved caves in Texas.

For the kids: Last year Georgetown’s Creative Playscape was completely redone in an effort to bring the equipment up to Title II of the American with Disabilities Act, as well as current Texas Health and Safety Code standards. What once was a maze of wooden towers and tunnels is now a beautiful open park with plenty of exciting things for children to engage with.

With its unique combination of urban style and southern charm, Georgetown, Texas is a great place to visit and an even better place to call home. Feel free to contact me if you would like more information on buying property here in Georgetown!

303 Windridge Village – Cute Charmer Made for Walking

17 Deck

I just had to show off the cozy rear deck first.

There are shoes made for walking, there are boots made for walking, and now there is a home made for walking.  303 Windridge Village Court is centrally located in the heart of Georgetown.  Lace up or slip on your foot covering of choice as you begin your very short journey to Downtown Georgetown’s Historic Square (voted most beautiful town square in Texas!), San Gabriel Park, or numerous restaurants, coffee shops, antique stores, or the weekly farmer’s market.  Students and professors can also stroll a few blocks to Southwestern University.

16 Deck

Easy to maintain, easy to enjoy.

At 1,084 sf, this 2 bedroom, 2 full bathroom home is a breeze to clean up.  However, the open floor plan and rear deck give you plenty of space to entertain your guests or take a break from all that walking! There are no neighbors behind you, unless you consider the massive oak trees, giving you unparalleled privacy at this price point.  The cedar patio has been re-stained and the stone patio will be strong and beautiful for many years to come.

02 Living

Dining and bar seating aplenty!

08 Living

Great space to entertain indoor and outdoor.

The lovely owner has taken great care and pride in this home for almost 10 years.  She has freshened up to the interior to the tune of new wood laminate and ceramic tile floors, new baseboards throughout, and a fresh coat of paint.  There is no carpet to snag up dust or allergens.  Need to commute to Austin during the week?  No problem.  This home has a two-car garage, which is very rare in this neighborhood.  Another extra is the indoor utility.  Really, who wants to do laundry in the dark, cold garage in the winter?  The asking price of $161,800 is a bargain when you consider the top reasons for buying real estate – location, location, location!

103 Mancos – Almost New in Up and Coming Neighborhood

02 Front

Cute and charming home in an up and coming neighborhood!

103 Mancos was built just a few years ago in 2012.  Since then it’s received a very good treatment of care and upgrades by its only owner.  The exterior upgrades include extensive front and back yard landscaping, an extended back patio, an extended back/side fence, and automatic, in-ground sprinkler system.  Interior upgrades include a security system, separate camera system, water softener, window treatments on every window, ceiling fans in the bedrooms, living room, and dining room, and built-in reverse osmosis water filtration system by the sink.  These extras would cost you a fortune in a brand new home, not to mention you would need to pay for these upgrades out of pocket.  This is why buying a resale is economical. Being that the home is only 3 years old makes this a very smart buy over other resales.

03 Living

Enormous living space with natural light entering through the rear patio.

06 Kitchen

Ample counter space and storage in a kitchen overlooking the living.

13 Den

Versatile flex room can be office, play room, second dining, media, home gym, den, etc.

The spacing, floor plan, and tall ceilings of this home make it feel much larger than the listed 2,093 sf.  It’s very open where it needs to be, but all three bedrooms are tucked away nicely for peace and privacy.  In three years, the carpets still look brand new because of the low traffic from a two-person household.  Everything else is also well-maintained.

22 Rear

New trees and healthy grass are easy to maintain with the automatic sprinklers.

23 Patio

An extended patio for extended guest lists. Easy to entertain in this home.

The corner lot provides a large open yard in the back.  The owner has extended the patio, added a garden, and several fruit trees; and there is still plenty of room to throw a football back here.  With an asking price of $240,000, new homes can’t provide the same value, and similar resales cannot compare to the level of care and upgrades placed in this one.  Please contact me if you’d like a private showing.

954 Madrone – A Dreamer’s Home

01 Front

Beautiful curb appeal is only the beginning for this custom built home.

This impeccable home may be the best kept secret in Georgetown.  It may not look any different from the other homes in the neighborhood from the outside, and that’s because it isn’t.  The elevation is designed by Gehan Homes, a reputable builder in Texas, and it sits on a not-too-large, not-too-small corner lot in Georgetown Village.  But didn’t your mom ever tell you not to judge a book by its cover?  Open the door to 954 Madrone, and a magnificent story of restoration, rebuilding, and redemption comes alive.  The original home, built in 2012, met its fate in a kitchen fire soon after (no one was home during the fire – no casualties or injuries).  By 2014, it was completely rebuilt with many custom touches that you would normally find in luxury homes.  The home is laid out with a a 3,609-sf Stanford floor plan and contains 5 bedrooms (one is being used as a dedicated home theater), 3.5 luxury baths, a game or flex room, formal dining, and dedicated private office.

03 Kitchen

Beautiful granite shines among the hand-picked pendant fixtures and custom painted cabinets.

05 Kitchen

This kitchen could be featured on Food Network or HGTV!

There is absolutely no evidence of previous fire or smoke damage in this house.  Everything was torn out and thrown out so that it could be made new, exactly like this kitchen.  The gourmet kitchen opens to the living room, opens to the back patio, and has a walk through to the formal dining.  The size of the kitchen, amount of counter space, and double oven are perfect features to hosting large gatherings throughout the year and don’t even get me started on the storage space.  Every room is as gorgeous as the kitchen.

This home has everything you could want, including a beautiful heated swimming pool and hot tub that can be enjoyed all year long.  It’s located within walking distance to a highly rated elementary school in a neighborhood where community safety is a top priority and friendly neighbors abound.  Priced at $415,000, this home could be the one you pass down to your children one day.  See below for more information and photos, including a list of upgrades and detail shots.  Contact me if you’d like to schedule a private showing.

802 Fairmont – Great Value in Desirable Neighborhood

02 Front

This vacant home deserves for someone to move in quickly. Will it be you?

802 Fairmont Drive is a 4-bedroom, 2.5 bathroom home located in the highly sought after neighborhood of Georgetown Village. This home is perfectly suited for small and large families with its great open floor plan downstairs, enormous back yard and patio outside, and space-saving nooks upstairs. The floors have been upgraded to wood, and the kitchen now includes Silestone counters, detailed back splash, an extra large porcelain sink, new fixture, and more storage.  The best part of this home may be the fact that it is vacant and move-in ready.  The dry wall has been repaired and textured, the carpets have been shampooed, most of the walls have seen a fresh coat of paint or touch up, and the home has been professionally cleaned.

03 Kitchen

Not enough storage space in this kitchen? Wide pull out drawers located behind breakfast bar.

05 Living

Seamless transition between kitchen and living. The french doors to the patio are near the breakfast bar.

This floor plan is great for entertaining.  The kitchen is large enough for one chef and several helpers. Those who are less gifted in the kitchen can hang out at the bar or in the living room and not feel left out of the conversation. A simple step through the french doors opens up even more possibility with the enormous patio and back yard. If you can imagine a grill, a patio set, and a fire pit, you’ve got yourself one amazing outdoor entertaining center.

07 Patio and Yard

The concrete patio is as wide as the home; the yard is as deep as the ocean. Just kidding about the yard.

19 Porch

Home faces south west, which means this beautiful porch is nothing compared to the gorgeous sunset it competes against. Can you really blame the porch?

The home is listed at 2,342 sf according to the tax records and structural improvements. This includes a large master bedroom, three secondary bedrooms, and a second floor landing area with nook areas that can easily hold two desks for school work, arts and crafts activities, or even a place to pay the bills.  If you need more privacy, the dining room up front is placed far enough away from the living and kitchen to double as a private office in the late evening.  All of this can be yours for $230,000. If you’d like a private showing, contact me today!  More photos and information are below.

119 Hickory – Wonderful Weekley-Built Home with 3-Car Garage in Georgetown Village

01 Front

The blue home that makes you smile.

The Georgetown Village neighborhood has become sort of an icon of Georgetown.  How do I know that?  Because Austin agents are beginning to show this neighborhood to their clients.  A couple years ago, you had to bribe an Austin agent with free food to drive past Round Rock!  I’m not offering free food, but we are offering a stunning example of a David Weekley home built in 1999 (you know, the good ‘ole days when builders earned their reputation and stood out from the rest with attention to detail and exceptional quality).  This 1936-sf home has been meticulously cared for by a loving family for the past two years and now here’s a chance for someone else to add their personal touch to it.

02 Front

Like the porch, the swinging bench is an extension of the home – try it out!

119 Hickory was painted sky blue by David Weekley.  His affection for colors is one of his signatures.  With coordinating dark blue shutters and popping white trim and columns, this home stands out among traditional homes.  The “blue home,” as it is affectionately known to its neighbors, welcomes you with a large inviting porch.  Inside the foyer, your eyes will immediately look up at the vaulted ceilings and crown moulding.  It will also be hard not to notice the front dining room (easily transformed into an in-home office) to the side and the beautiful living room staring in front of you.  The living room and kitchen compete for your attention.  The living room tempts you with warm wood laminate floors, an unobstructed view to the back yard, and soaring ceilings above.  The kitchen is full of shiny toys like a 5-burner range/oven combo, an equally expensive two-tier dishwasher, a large bottom-freezer refrigerator, and matching microwave and faucet fixture with updated recessed lighting above.

05 Living

There is a term that describes what you see: Great Room

08 Kitchen

Updated appliances you’ll find in much more expensive homes.

09 Kitchen

Countertops and cabinets galore meeting right up to the stainless steel refrigerator (it stays!).

The cozy second floor has three bedrooms with high ceilings.  This keeps the second floor remarkably cool even in the summer.  Each bedroom is very large with large bathrooms and lots of storage.  The extra play area upstairs can be left to your imagination, but here are a few ideas that it can be used for – home work, reading, board games, or video games.

23 Game

Have extra space and don’t know what to do with it? Houzz and Pinterest are good starts.

24 Ceiling

View from the top.

The lot has its perks as well.  An extra wide lot may not seem like a big deal, but the owners have found great use for it.  The side yard has been blocked off for private garden use.  Expand on this idea, turn it into a dog run, place a tool shed here, or take down the fence and add it back to the back yard.  The builder also chose this specific home to build a 3-car tandem garage due to the extra large lot.  You won’t find many homes with a 3-car garage in this neighborhood and none in this price range!  Truly a valuable space for organizing tools, storing a recreational vehicle, or housing a long-term project. 119 Hickory is priced at $212,000.  For a private showing or more information, feel free to contact me here.

113 Orange Tree – Spacious Home in Central Location

01 Front

One of the larger homes in the neighborhood with five spacious bedrooms.

These days you won’t hear the phrase “bang for the buck” in real estate circles, at least not in central Texas.  Most of the home values have risen due to the influx of buyers from all over the country.  You’ll be lucky to find a 3-bedroom home in Georgetown that is move-in ready for less than $165,000.  Well today might be your lucky day (or unlucky day if you don’t act soon!).  113 Orange Tree is a 2,182-sf home with 5 bedrooms (yes, FIVE bedrooms) and plenty of common living space to accommodate the occupants.  4 of the bedrooms are on the second floor within 10 steps of the washer and dryer.  The 5th bedroom is a private bedroom on the first floor that can be doubled as a home office, game room, or any other flex room idea you can think of.  The kitchen is accompanied by 2 dining areas and 2 separate living spaces.  The best part?  The home is completely move-in ready and is listed at a non-eye gouging price of $168,000.  At $77/sf, this is one of the best bargains in Georgetown and you will be hard pressed to find something similar for less money.

04 Living

Large living room no matter how many kids live here.

06 Family

Versatile room can be used for living, dining, or enjoying your favorite book by the fire.

This home isn’t all about value.  The home is located in the Crystal Knoll neighborhood of Georgetown.  It happens to be right next to Georgetown High School, I-35, 130 Toll, downtown Georgetown, and San Gabriel Park.  It’s also one of the closest communities in Georgetown to commute to Jarrell, Temple, Killeen, and Fort Hood.  This is a golden opportunity to purchase an affordable home with plenty of room that does not add to your daily commute.  Upgrades in this house include new wood-look floors, base boards, paint, back door, hardware, and tile in the upstairs bathroom.  The back yard may not be the largest in the neighborhood, but it’s plenty for a trampoline, dog run, or above ground pool.  It’s also wide enough to throw a baseball or football.  If you just like to enjoy the view, it’ll make for quick and easy maintenance of green St. Augustine grass.

701 Algerita – An Inexpensive Path to a Custom-Built Home

Ever feel like that little boy or girl on the sidewalk who happens to walk by the doggy in the window that’s too expensive?  A lot of my buyers tell me they want a custom-built home, but they just can’t afford it.  They want a home built to their specs, but priced for the masses.  Unfortunately, that is rarely a reality.  Until now.  701 Algerita is a custom-built home by reputable Georgetown, Texas home builder Rick French.  It was built in 2012 for a local fireman on a lot that backs up to a nice wooded lot in Serenada, which means you won’t be seeing your neighbor.  This gives it a nice private setting in the back.  The 2,002-sf home packs a huge punch – fully upgraded kitchen, stained concrete floors, plantation shutters on every window, luxurious dual shower heads in the master bathroom, 3 large bedrooms, 3 full bathrooms, and even a large flex room upstairs.

01 Front

Beautiful custom built home at an incredibly low price point.

The owner requested the builder to pay special attention to practical details in this home.  For example, a sliding drawer has been installed under the dishwasher.  This provides extra storage for large kitchen items, but more importantly raises the dishwasher so loading and unloading won’t hurt your back or knees.  A full bathroom and closet were added to the second floor so the game room could flex into a bedroom for a teen.  You won’t find these features in other homes.  Another practical additional is the foam insulation throughout the home.  This is a very energy-efficient home and costs the owner approximately $200/month in total utility bills!

02 Kitchen

Fully upgraded kitchen looks out to the living room and back yard.

Despite the excellent build quality and great design of this home, the privacy setting in the back is the main (and harder to come by) feature.  If you live in Georgetown , you know that a quiet lot without overlooking neighbors is considered a premium lot.  Most of these premium lots come with a price tag and/or a large maintenance cost.  Priced at $235,000, 701 Algerita is considered an amazing value by most.  Throw in the fact that there is no HOA, a manageable yet large yard, and located near I-35, this is a home that should be too good to be true.

24 Yard

Incomparable privacy comes free. Tool shed and hot tub do not.

121 Silverstone – A Tree-Filled Lot That Would Make Zilker Park Proud

Have you ever walked into a beautiful custom built home only to step out to the back and see nothing custom about it?  Maybe you’ll see green grass extending from the covered patio and you’ll see an uninspiring fence that tells you and your neighbor how close you can get to their house without trespassing.  It’s almost as if the builder spent 99% of his time and resources on the house and 1% to fill in the back, then turns to you and says, “Here’s your amazing home, the rest is up to you.”  Some people may like that kind of home, but if you enjoy any amount of fresh air, you’re going to want more out of the back than just grass and fence.  Luckily, there are custom built homes in Georgetown for sale that do not neglect the very reason it sits on one of the biggest lots in the neighborhood (over 1.75 acres).  Welcome to 121 Silverstone, located in the highly desirable Westlake of the Woods in Georgetown, where a professionally landscaped yard matches the details and quality of a custom built home.

07 Front

All this land up front still allows plenty of landscaping in the back of this custom home.

Despite the tremendous amount of time, effort, and money spent on the landscaping, there is a separate feature that acts as the primary focal point to everything and that is the swimming pool.  A custom pool designed and built by Optima Pools is where it all begins.  Complete with waterfalls, ambient lighting, and a radius wall formed of Texas limestone, this can be seen from the portrait windows in the living room, but more importantly  hidden from the road and curious neighbors.  The mesa pearl surface sparkles in the sun and flows from a depth of 3 feet to 7 feet making it appropriate for all ages.  There is even a seated area for those who like to just dip your feet in the pool.

01 Pool

Custom built swimming pool filled with 17,000 gallons of privacy.

02 Pool

Hard to believe this privacy exists on a corner lot, but it does thanks to the extra acreage.

03 Pool

Don’t feel like getting wait? There’s more than one way to enjoy a swimming pool here.

Surrounding the custom pool is the professional landscaping strategically placed to maximize beauty and privacy.  With most of the trees and plants being native to Texas, they are highly drought resistant and require very little watering apart from the natural rain fall.  So don’t worry about high water bills or constant maintenance, it’s been taken care of for you. River rocks and large stones have been brought in to direct water drainage around the home and also provide a nice dry creek in the summer.

33 Back

The dry creek wraps around the rear of the home complimenting the native plants.

05 Patio

Extra wide covered patio gives you more great ways to enjoy the park-like view.

Let’s not forget the 3,233 sf of premium living space. Three secondary bedrooms share two full bathrooms, perfect for most families’ needs.  One of these bedrooms can be easily used as a home office.  The flex or game room is smartly located near the bedrooms to keep noise away from the master bedroom late at night or early in the morning.  An upgraded kitchen has an island consisting of a large granite slab that is open to the living room and breakfast area.  The portrait windows not only provide great views, but enormous amounts of natural light.  The formal dining room is just a few steps away from the double ovens making it easy to entertain during the holidays and a spacious master suite sits on the other side of the home for maximum privacy.  A semi circle pass through for visitors, an extra long driveway, and a three car garage make great space of this over-sized corner lot.

09 Living

Custom touches from wood floors to built-ins to crown molding.

12 Kitchen

This kitchen will make you look forward to prepping, cooking, and cleaning.

21 Game Room

Large flex room for the entire family.

Offered at $549,000, this home exemplifies what a custom built home in Georgetown should be.  More importantly is the location, as it leads to exemplary-rated Georgetown ISD schools.  See below for more pictures and information.  If you’d like to schedule a private showing of this home, just fill in your contact info at the top right.

131 Green Grove – Private Pool in Your Backyard

08 Front

Just wait ’til you see the rest of it.

If you could go back in time when Georgetown Village was first developed and have the very first pick out of every lot available to build your perfect dream house, 131 Green Grove would get the nod.  The combination of the following lot features is almost impossible to find in any other home in this wonderful neighborhood:

  • Backs to greenbelt
  • On a cul-de-sac/circle street with no through traffic
  • Faces an amazing park
  • Wide lot size to accommodate swimming pool and large yard
  • Deep lot size to provide an extra long driveway and additional parking spaces
  • Privacy from side neighbors due to mature trees and lot angle
  • Near the back of the neighborhood and away from heavily trafficked roads leading to and within the neighborhood
01 Pool

This can be you all summer long.

02 Pool

The stone patio can accommodate a lot of pool-loving family and friends.

Green views surround the front and rear of this beautiful home.

Fortunately for us, the house that sits on the lot is just as rare and desirable.  One of the largest homes in Georgetown Village at 3,574 sf, this home offers three nice bedrooms, large open living spaces, and a game room the size of a small gym.  The flexibility of this house means adding extra bedrooms for larger families is super easy and most of all affordable with a full bathroom already available on the second floor.  We already know that a custom swimming pool, expansive stone patio, and a large rear deck make entertaining a joy.  You also have wide open living spaces looking out to the pool, a formal dining room connected by a butler pantry, a formal living, and of course the flex room upstairs.  Planning large parties will no longer be a stressful chore.

22 Living

Enjoy the greenery or pool, even from the inside.

31 Game Room

Possibilities are endless as this puts other “flex” rooms to shame.

The best part of this property is not found in its quantity with large lot and large sf home.  In fact, it is quite the opposite.  This home is designed and built by the reputable David Weekley.  The custom touches throughout show the builder’s and owners’ pride in this home.  Here are just a few:

  • Brick alcove in the kitchen
  • High grade granite counter tops
  • Custom built-in desk and book case in office
  • Central vacuum in every room with bonus dust pan in kitchen
  • Crown molding in the living room and master bedroom
17 Kitchen

Enough counter space and storage to match the size of this home.

20 Kitchen

This kitchen and open floor plan make parties and large gatherings a breeze.

For those wanting just a bit more, this home has it.  Offered at $395,000, the combination of lot features, home size, flexibility, and quality upgrades make this a rare find indeed.  Many people move into Georgetown Village because they like the amazing neighbors and highly rated schools. In all honesty, many of the homes in Georgetown Village play second fiddle to the location and neighborhood.  That all stops here.  With 131 Green Grove, you move in for the home and the highly desirable neighborhood is the cherry on top.

03 Rear

You may never want to leave your home again.
