701 Algerita – An Inexpensive Path to a Custom-Built Home

Ever feel like that little boy or girl on the sidewalk who happens to walk by the doggy in the window that’s too expensive?  A lot of my buyers tell me they want a custom-built home, but they just can’t afford it.  They want a home built to their specs, but priced for the masses.  Unfortunately, that is rarely a reality.  Until now.  701 Algerita is a custom-built home by reputable Georgetown, Texas home builder Rick French.  It was built in 2012 for a local fireman on a lot that backs up to a nice wooded lot in Serenada, which means you won’t be seeing your neighbor.  This gives it a nice private setting in the back.  The 2,002-sf home packs a huge punch – fully upgraded kitchen, stained concrete floors, plantation shutters on every window, luxurious dual shower heads in the master bathroom, 3 large bedrooms, 3 full bathrooms, and even a large flex room upstairs.

Jarrell Independent School District – Georgetown’s smaller brother grows up

You don’t hear too much of Jarrell, Tx these days. About the only thing people do know about this town is that it’s small, 15 miles north of Georgetown, and had an F5 tornado go through there back in 1997.  However, here’s one thing to add to it’s reputation:  RECOGNIZED ratings by the TEA for elementary, middle and high schools. This is a great accomplishment considering that Georgetown High School is only rated ACCEPTABLE.  Looks like “big brother” has some catching up to do.  Sherri Ewoldt, a sales rep for Jimmy Jacobs Custom Homes, wrote an article for the readers of this blog that I wanted to share with you:

Green Builders in Georgetown, Texas – great home, bad stock

After I bought my Green Builders home, I also purchased some of their company stock.  It’s an expensive way to force me to pay attention to any financial news regarding the builder.  Same thing for my gym membership.  If I don’t pay, I just won’t exercise.

Today I ran across an article that gave me reason to sell all of my shares:

Green Builders Inc. could be removed from the stock exchange its been trading on if it doesn’t regain compliance with listing rules.

The Austin-based homebuilder said it’s received a notice from NYSE Alternext US, formerly the American Stock Exchange, that the company is currently noncompliant with rules and has until Feb. 23 to submit a plan outlining how it will regain compliance by July.

According to Green Builders (NYSE Alternex US: GBH) the exchange, in explaining its decision, cited the fact that the company’s stockholder equity is less than $2 million and the company has sustained losses from continuing operations and net losses in two of its three most-recent fiscal quarters. Furthermore, the exchange said that the company’s losses are so substantial in relation to its overall operations or financial resources, that it appears questionable to the exchange whether the company will be able to continue to operate or meet its obligations.

The company said it will explore all of its options and has not made a decision whether or not it will submit a plan to continue to trade on the exchange. For now Green Builders continues to trade on the exchange.

Ouch, so what does that mean for the builder?  Hopefully that won’t affect their ability to operate in Georgetown Village.  I would think that the only thing that changes is their ability to raise money through their shareholders.  However, I’m no financial guru.  It’s an obvious fact that the stronger the financials of a builder, the more likely they’ll stick around and net losses in two of its three most recent fiscal quarters doesn’t sound very promising.  It would probably be harder for the company to borrow money and So what’s your prediction?  Do you think they’ll stay or go?

National Recognition for Green Builders in Georgetown Village

Hooray for the little guys! Well, I guess they’re not that little if they’re on the American stock exchange. However, Green Builders is not somebody you hear about all that frequently, yet they just got recognized by the National Association of Home Builders for being the “2008 Single Family Affordable Home of the Year” at the National Green Building Awards. Nice to know that you don’t have to pay an arm and a leg to have something environmentally friendly eh?

Congratulations to their President and CEO, Clark Wilson, and the whole Green Builders crew. New Georgetown Builder On the Block

Looks like Georgetown is getting another custom home builder, McCrary HomesGeorgetown, Texas has more custom home builders per capita than any other town within a 100 mile radius…including Austin!  No, this is not a verified fact.  Maybe someday I’ll run the numbers, but for now, you’ll just have to trust me.

Bottom Line:  With such a high custom home to population ratio, you can take comfort that your Georgetown home value is anchored by some very nice surrounding homes.  Before you go jumping into any home builder, make sure you call me to help represent your best interests!  Even “big” builders have been filing for bankruptcy lately and you don’t want to have a half-built home!  More postings on that later!
