701 Algerita – An Inexpensive Path to a Custom-Built Home

Ever feel like that little boy or girl on the sidewalk who happens to walk by the doggy in the window that’s too expensive?  A lot of my buyers tell me they want a custom-built home, but they just can’t afford it.  They want a home built to their specs, but priced for the masses.  Unfortunately, that is rarely a reality.  Until now.  701 Algerita is a custom-built home by reputable Georgetown, Texas home builder Rick French.  It was built in 2012 for a local fireman on a lot that backs up to a nice wooded lot in Serenada, which means you won’t be seeing your neighbor.  This gives it a nice private setting in the back.  The 2,002-sf home packs a huge punch – fully upgraded kitchen, stained concrete floors, plantation shutters on every window, luxurious dual shower heads in the master bathroom, 3 large bedrooms, 3 full bathrooms, and even a large flex room upstairs.

01 Front

Beautiful custom built home at an incredibly low price point.

The owner requested the builder to pay special attention to practical details in this home.  For example, a sliding drawer has been installed under the dishwasher.  This provides extra storage for large kitchen items, but more importantly raises the dishwasher so loading and unloading won’t hurt your back or knees.  A full bathroom and closet were added to the second floor so the game room could flex into a bedroom for a teen.  You won’t find these features in other homes.  Another practical additional is the foam insulation throughout the home.  This is a very energy-efficient home and costs the owner approximately $200/month in total utility bills!

02 Kitchen

Fully upgraded kitchen looks out to the living room and back yard.

Despite the excellent build quality and great design of this home, the privacy setting in the back is the main (and harder to come by) feature.  If you live in Georgetown , you know that a quiet lot without overlooking neighbors is considered a premium lot.  Most of these premium lots come with a price tag and/or a large maintenance cost.  Priced at $235,000, 701 Algerita is considered an amazing value by most.  Throw in the fact that there is no HOA, a manageable yet large yard, and located near I-35, this is a home that should be too good to be true.

24 Yard

Incomparable privacy comes free. Tool shed and hot tub do not.

The flagstone walkway leads you to your home and the first thing you notice is the longleaf pine wood floors. Not only is it modern and refinished, it has a bit of history as well. The source for these longleaf pine wood floors comes from 100-year old reclaimed wood beams. You’ll be able to admire and admonish this historic wood in the entry, executive office, great room, dining room, and kitchen.

Bobby Flay would be proud of this kitchen.

Bobby Flay would be proud of this kitchen.

As you walk past the stone fireplace and hand-hewn wood mantle floating above it, you enter a kitchen that could double as a studio on Food Network: built-in sub-zero refrigerator and freezer, double convection ovens, gas cook top, prep sink and disposal on the island with double sink, disposal and trash compactor behind, walk-in pantry, and enough custom cabinets and pull-out drawers to make Giada jealous! This type of kitchen wouldn’t be complete without granite counter tops and a breakfast bar the length of a saloon in an old western – yeehaw! By the way, if there’s a shootout in this western, be sure to head for the walk-in pantry where the walls and ceiling are reinforced with concrete and wooden door reinforced with steel! This pantry could keep you safe through a tornado, seriously.

This metal building has a double garage door and a 14-ft tall door to accommodate your RV or boat. You can fit 6 cars, power lawn equipment, an RV, a boat, or even a Jiffy Lube franchise! Need more space? This workshop has close to 700 sf of heated and cooled office space, a separate storage closet, and floored attic storage! Jarrell Independent School District – Georgetown’s smaller brother grows up

You don’t hear too much of Jarrell, Tx these days. About the only thing people do know about this town is that it’s small, 15 miles north of Georgetown, and had an F5 tornado go through there back in 1997.  However, here’s one thing to add to it’s reputation:  RECOGNIZED ratings by the TEA for elementary, middle and high schools. This is a great accomplishment considering that Georgetown High School is only rated ACCEPTABLE.  Looks like “big brother” has some catching up to do.  Sherri Ewoldt, a sales rep for Jimmy Jacobs Custom Homes, wrote an article for the readers of this blog that I wanted to share with you:

Good news for families looking to relocate in a new community with great schools and an enrollment of only 650 students.  The Texas Education Agency just released the new ratings from Jarrell School District.  The elementary, middle and high school are rated RECOGNIZED for Academic Achievement for 2008 in Social Studies, Language Arts, Math, Reading, Writing and Science.   Jarrell received a Superior, the highest possible rating, on the Financial Integrity Rating System of Texas.  The district was rated on 21 finacial standards and received a perfect score.

shady1Looking for a heavily treed one acre lot in Jarrell School District and the Number One custom home builder in Central Texas?   For the perfect combination you must visit Shady Oaks Estates, “unspoiled-undiscovered”, by Jimmy Jacobs Custom Homes.  Come out anytime, visit our model home and take a hike on our beautiful lots.  We will be holding a Grand Opening of one of our newest model homes on August 15th and 16th at 501 Oak Branch, just of off 195 in Georgetown. With low municipal taxes and HOA fees, easy access to major highways, as well as top retail centers, premier recreation, and outstanding medical facilities, Shady Oaks Estates is truly “Georgetown’s best kept secret”.

For more information check out Sherri’s blog.  Shady Oaks Estates is great because it’s technically in Georgetown….and away from the tornado-stigmatized area of Jarrell, but the school district is in Jarrell.  The tax rate is lower because of that, and I’m sure the advantages of a smaller school system are appealing to some families as well.  Especially if that smaller high school is rated better then Georgetown’s!

Green Builders in Georgetown, Texas – great home, bad stock

After I bought my Green Builders home, I also purchased some of their company stock.  It’s an expensive way to force me to pay attention to any financial news regarding the builder.  Same thing for my gym membership.  If I don’t pay, I just won’t exercise.

Today I ran across an article that gave me reason to sell all of my shares:

Green Builders gets delisting notice
January 29, 2009 6:14 PM ET

from bizjournals.com

Green Builders Inc. could be removed from the stock exchange its been trading on if it doesn’t regain compliance with listing rules.

The Austin-based homebuilder said it’s received a notice from NYSE Alternext US, formerly the American Stock Exchange, that the company is currently noncompliant with rules and has until Feb. 23 to submit a plan outlining how it will regain compliance by July.

According to Green Builders (NYSE Alternex US: GBH) the exchange, in explaining its decision, cited the fact that the company’s stockholder equity is less than $2 million and the company has sustained losses from continuing operations and net losses in two of its three most-recent fiscal quarters. Furthermore, the exchange said that the company’s losses are so substantial in relation to its overall operations or financial resources, that it appears questionable to the exchange whether the company will be able to continue to operate or meet its obligations.

The company said it will explore all of its options and has not made a decision whether or not it will submit a plan to continue to trade on the exchange. For now Green Builders continues to trade on the exchange.

Ouch, so what does that mean for the builder?  Hopefully that won’t affect their ability to operate in Georgetown Village.  I would think that the only thing that changes is their ability to raise money through their shareholders.  However, I’m no financial guru.  It’s an obvious fact that the stronger the financials of a builder, the more likely they’ll stick around and net losses in two of its three most recent fiscal quarters doesn’t sound very promising.  It would probably be harder for the company to borrow money and So what’s your prediction?  Do you think they’ll stay or go?

Georgetown Village – Fall Tour of Homes 2008

Home sales are excellent in Georgetown, Texas! We’re breaking new records and we just can’t keep up with the demand! Buy now or rent forever…local shortage of homes!

Ok, not really, but I just thought you’d like to hear something positive in the news these days…and maybe, just maybe those headlines will be true for Georgetown one day.

Here’s a headline you can believe in:

Balloon Twister, Face Painter,Refreshments, and Gift Card Give-Aways at Georgetown Village Tour of Homes

Sunday, October 19th from 2-5PM

Since the “ace in the hole” for Georgetown Village is the Exemplary Village Elementary School, I thought it would be very fitting to have a kid-friendly event that would be different then the typical, boring open house. This tour of homes will feature homes by local builders: Origin Homes, Cobblestone Homes, Green Builders as well as larger builders: Lennar, Perry and David Weekley. It will be a one-of-a-kind opportunity to check out 6 different builders in one of the most talked-about communities in Georgetown.

Hope to see you there! Check out the map: gtv-edwardlui-handout

Luxury Home Builders McCrary Homes Announce Return to Austin, Texas Area Building After a twenty year absence, McCrary Homes announces a return to Austin, Texas area home building. These new high-end homes feature the latest designs and innovative technology, classic luxury homes for the future.

(PRWEB) January 30, 2008 — McCrary Homes, a family-owned company specializing in the building of luxury new homes, announces a return to construction in the Austin, Texas area after a twenty year absence. The luxury new homes are being built in Georgetown, Texas, minutes from Austin, in the much-desired Williamson County North West Corridor, cited as one of the fastest growing counties in the United States.

Business owners Jerry and Linda McCrary spent their twenty year absence from Austin area home building watching trends and publishing home-related magazines. When they decided to return to their home, and with the help of their son Jeff recapture where they left off in the eighties, the time away spent trend-watching was able to give the company an edge in the highly competitive Georgetown market, selling their first spec in the framing stage. The spec was a combination of the top features of various award-winning luxury new homes featured in their magazines.

“Our homes are built as if we were going to live in them ourselves,” said company co-owner Linda McCrary. Linda’s specific role within the company is to design and select the interior colors, flooring, cabinets, and other features which turn the inside of each home into a true work of art. Her husband Jerry and son Jeff take care of the construction, with years of expertise in the field.

As luxury home builders moving deeper into the twenty-first century, the principals of McCrary Homes have used the time off also to research other innovations besides those of aesthetic design.
