119 Hickory – Wonderful Weekley-Built Home with 3-Car Garage in Georgetown Village

01 Front

The blue home that makes you smile.

The Georgetown Village neighborhood has become sort of an icon of Georgetown.  How do I know that?  Because Austin agents are beginning to show this neighborhood to their clients.  A couple years ago, you had to bribe an Austin agent with free food to drive past Round Rock!  I’m not offering free food, but we are offering a stunning example of a David Weekley home built in 1999 (you know, the good ‘ole days when builders earned their reputation and stood out from the rest with attention to detail and exceptional quality).  This 1936-sf home has been meticulously cared for by a loving family for the past two years and now here’s a chance for someone else to add their personal touch to it.

02 Front

Like the porch, the swinging bench is an extension of the home – try it out!

119 Hickory was painted sky blue by David Weekley.  His affection for colors is one of his signatures.  With coordinating dark blue shutters and popping white trim and columns, this home stands out among traditional homes.  The “blue home,” as it is affectionately known to its neighbors, welcomes you with a large inviting porch.  Inside the foyer, your eyes will immediately look up at the vaulted ceilings and crown moulding.  It will also be hard not to notice the front dining room (easily transformed into an in-home office) to the side and the beautiful living room staring in front of you.  The living room and kitchen compete for your attention.  The living room tempts you with warm wood laminate floors, an unobstructed view to the back yard, and soaring ceilings above.  The kitchen is full of shiny toys like a 5-burner range/oven combo, an equally expensive two-tier dishwasher, a large bottom-freezer refrigerator, and matching microwave and faucet fixture with updated recessed lighting above.

05 Living

There is a term that describes what you see: Great Room

08 Kitchen

Updated appliances you’ll find in much more expensive homes.

09 Kitchen

Countertops and cabinets galore meeting right up to the stainless steel refrigerator (it stays!).

The cozy second floor has three bedrooms with high ceilings.  This keeps the second floor remarkably cool even in the summer.  Each bedroom is very large with large bathrooms and lots of storage.  The extra play area upstairs can be left to your imagination, but here are a few ideas that it can be used for – home work, reading, board games, or video games.

23 Game

Have extra space and don’t know what to do with it? Houzz and Pinterest are good starts.

24 Ceiling

View from the top.

The lot has its perks as well.  An extra wide lot may not seem like a big deal, but the owners have found great use for it.  The side yard has been blocked off for private garden use.  Expand on this idea, turn it into a dog run, place a tool shed here, or take down the fence and add it back to the back yard.  The builder also chose this specific home to build a 3-car tandem garage due to the extra large lot.  You won’t find many homes with a 3-car garage in this neighborhood and none in this price range!  Truly a valuable space for organizing tools, storing a recreational vehicle, or housing a long-term project. 119 Hickory is priced at $212,000.  For a private showing or more information, feel free to contact me here.

131 Green Grove – Private Pool in Your Backyard

08 Front

Just wait ’til you see the rest of it.

If you could go back in time when Georgetown Village was first developed and have the very first pick out of every lot available to build your perfect dream house, 131 Green Grove would get the nod.  The combination of the following lot features is almost impossible to find in any other home in this wonderful neighborhood:

  • Backs to greenbelt
  • On a cul-de-sac/circle street with no through traffic
  • Faces an amazing park
  • Wide lot size to accommodate swimming pool and large yard
  • Deep lot size to provide an extra long driveway and additional parking spaces
  • Privacy from side neighbors due to mature trees and lot angle
  • Near the back of the neighborhood and away from heavily trafficked roads leading to and within the neighborhood
01 Pool

This can be you all summer long.

02 Pool

The stone patio can accommodate a lot of pool-loving family and friends.

Green views surround the front and rear of this beautiful home.

Fortunately for us, the house that sits on the lot is just as rare and desirable.  One of the largest homes in Georgetown Village at 3,574 sf, this home offers three nice bedrooms, large open living spaces, and a game room the size of a small gym.  The flexibility of this house means adding extra bedrooms for larger families is super easy and most of all affordable with a full bathroom already available on the second floor.  We already know that a custom swimming pool, expansive stone patio, and a large rear deck make entertaining a joy.  You also have wide open living spaces looking out to the pool, a formal dining room connected by a butler pantry, a formal living, and of course the flex room upstairs.  Planning large parties will no longer be a stressful chore.

22 Living

Enjoy the greenery or pool, even from the inside.

31 Game Room

Possibilities are endless as this puts other “flex” rooms to shame.

The best part of this property is not found in its quantity with large lot and large sf home.  In fact, it is quite the opposite.  This home is designed and built by the reputable David Weekley.  The custom touches throughout show the builder’s and owners’ pride in this home.  Here are just a few:

  • Brick alcove in the kitchen
  • High grade granite counter tops
  • Custom built-in desk and book case in office
  • Central vacuum in every room with bonus dust pan in kitchen
  • Crown molding in the living room and master bedroom
17 Kitchen

Enough counter space and storage to match the size of this home.

20 Kitchen

This kitchen and open floor plan make parties and large gatherings a breeze.

For those wanting just a bit more, this home has it.  Offered at $395,000, the combination of lot features, home size, flexibility, and quality upgrades make this a rare find indeed.  Many people move into Georgetown Village because they like the amazing neighbors and highly rated schools. In all honesty, many of the homes in Georgetown Village play second fiddle to the location and neighborhood.  That all stops here.  With 131 Green Grove, you move in for the home and the highly desirable neighborhood is the cherry on top.

Sitting directly in front of Summers Park, this 1,598 sf home has a park view from the front and a view of trees from the back.  The patio is custom built with a beautiful gable overlooking the stone patio that is larger than the size of most living rooms.  The stones were hand picked and laid in a curvaceous form with a nice stone wall exterior for safety or sitting.  Two large outdoor ceiling fans and large mature trees keep the back cool even in the dead heat of summer and the two custom water features will make you feel like vacation is just one step away from the kitchen. The privacy is unmatched as your neighbors are hidden in the trees. There is plenty of space to host all your friends and family as you enjoy the sunsets and moonlight together.

144 Hickory – Space to Entertain, Inside and Out

Beautifully maintained home in excellent Georgetown Village neighborhood.

The charming home at 144 Hickory is located on a quiet street with a cute front porch and a huge yet inviting back yard. You never want to judge a book by its cover, but in this case the immaculate landscaping and condition of the exterior is exactly the type of pride and joy you will see on the interior. For you college die hards, the only thing that may turn you away is the Aggie symbols, but those can be easily replaced.

Hardwood floors - the most expensive upgrade has already been done for you.

Bamboo hardwood and tile floors greet you on the first floor. They have been professionally installed and well-maintained – meaning no scratches, cracks, or dents – and ready to be enjoyed by its next owner. The kitchen does not have stainless steel appliances or granite counter tops – two things most owners love to hand-pick themselves – but it as clean as a whistle.  It does have a nice free-flowing and open floor plan that will work for almost everyone.  Check out the video below to get a better idea of the floor plan.

For those who don't like to squeeze into their master bedrooms.

At 1,972 sf, this home gives you a large master bedroom with private walk-in bathroom, a formal dining room (or easily turn it into an at-home office), two large bedrooms on the second floor, and a nice loft area to read, watch tv, or work on kids’ projects. The home is a stone’s throw from the second largest park in the neighborhood and a 5-minute walk to the city pool and largest park in the neighborhood. It’s also conveniently located near Village Elementary School, one of the highest rated schools in Georgetown.  Priced at $194,000, this home is ready to be sold.

125 Village Park Drive – The Toyota Prius of Homes

Updated:  3/3/2013

I purchased a Toyota Prius last year when my beloved Bimmer was rear-ended.  The thing I love about my Prius is that the operating costs of the car would cut our monthly gasoline bill almost in half!  It was probably one of the most gas-efficient vehicles on the market at the time.

Well, around five years ago I bought my current home for pretty much the same reasons.  I figured that if I could save $100 – $150/month on utility bills, that could translate to $30,000 more that I could spend on a home!  For example, if you got a loan today for $30,000 at 3.75% over 30 years, your payments would be around $139/mo.  I even did a comparison on my previous home that was single-story and 40% smaller.  You can read about it here.

125 Village Park Drive - 2843 SF of Energy-saving, park-facing, Craftsman-style construction

For 2012, our average monthly utilities cost us $185.36. This includes gas, electricity, water and sewer/trash.  Not bad for a family of 5 and approximately 2843 sf of living space.  Especially considering I’m always telling my three kids to stop leaving the lights on upstairs!

Ofcourse, like the car guys say…..”your mileage may vary.”  You can view 2012 utility bills here:

Atmos 2012

City of Georgetown 2012

Wake up in the morning to a panoramic view of the heavily-treed Village Park

THE LOCATION: The other reason I bought this home was because of it’s location.  Village Park drive is a horseshoe-shaped street that wraps around Village Park, a city pool and a nicely shaded playscape.  It is the largest park in the neighborhood and has nice shady mature oaks and natural landscaping.  It is used primarily for residents since it really leads to nowhere except to the homes that face it.  This home’s location also allows the next owner to enjoy convenient walking proximity to the Village Elementary School without being too close, and having to deal with the view and noise of the school.  We’ve spent many summers walking to the swimming pool just a stone’s throw away, or hanging out at the playscape as a family.  The park is also a natural choice for community gatherings and there is a large enough field to play football, kickball, or just ride your bike around….and when it’s time for dinner, yes…all within earshot of a yelling parent.

Bonus Space - 5th Bedroom, Private Office, or Home Theatre!

THE BONUS ROOM: Another unique feature of this home is the bonus room above the garage with a separate entrance.  This type of set-up is found in less than 5% of the homes in Georgetown Village and is ideal for the family who needs a separate temperature controlled living space complete with a full bathroom, walk-in closet, and beautiful Hickory wood floors.  If you need to meet clients outside of the home, or just need to get away from the noisy kids to get work done, this space has your name written all over it.  Or if you just need to splurge on a Home Theatre, this is the perfect spot to turn up the bass!  In keeping with the rest of the home’s “green” character, the entire space, including the walls and ceiling of the garage below uses spray foam insulation and the water is supplied by a separate water heater found in the garage.

In the main home, there is virtually no wasted space.  I challenge you to find a home with 2843 sf  that has FIVE generously-sized bedrooms, a gameroom, study and 3 1/2 baths!  Like the energy consumption, this home’s floorplan is very efficient.  The master bedroom and kitchen with eat-in dining are all located on the first level.  If you’re like most families,  you’ll appreciate the lack of a rarely used formal dining room in lieu of a home office.  On the second level, you have a gameroom with a large storage closet and three additional bedrooms.  The fifth bedroom would be the bonus room mentioned earlier that is approximately 412 sf and brings the home’s total to 2843 sf.

The home is priced at $300,000 and has not officially hit the market.  If this is within your price range, please call Edward at 512-761-6476 for a private showing.  The home has been pre-inspected and professionally cleaned and carpet-cleaned.

Your Favorite HOMEboy,

Edward

Picture Perfect Elegance – 235 Westbury

235 Westbury is a prime example of privacy and exclusivity.

235 Westbury is offered at $275,000 ($87/sf) and that price buys you 3,167 sf made up of 4 bedrooms, 3.5 bathrooms, a formal dining, a dedicated office, a second living room or game room, a big open kitchen, a breakfast area, and a 3-car garage.  In case you missed it, this home has 3.5 bathrooms.  Having that extra full bathroom is going to make a world of difference for you and your household.  Just imagine 3 bedrooms sharing only one bathroom and you will realize it is a supreme luxury to have that extra full bathroom.  The home could be updated with granite counters, but you will already have one of the nicest, most exclusive, and private homes in Georgetown Village.

How's this for relaxation?

If you want privacy, 235 Westbury has it on the inside and outside. The bedrooms are designed for ultimate privacy with the master on the first floor (i.e., away from the secondary bedrooms). The 3 bedrooms on the second floor are separated by a long hallway, and Jack-and-Jill bathroom. Each bedroom offers unique architectural design and zero shared walls between them. The game room may not be enclosed, but it’s hidden from view from the first floor and is tucked away nicely for video games and movies. If you’re thinking about working from home, the over-sized in-home office is separate from the main living room on the first floor with nice french doors for, you guessed it, more privacy.

Master has been re-painted to more neutral color.

The backyard is equipped with an extra high fence line installed and mature trees to block out any unwanted eyes into your yard. The corner lot, detached garage, and rear alley serve as additional barriers for backyard privacy and guarantee you’ll have a shared fence with only one neighbor at most.

With this home, privacy doesn't cost you an arm and a leg.

In terms of exclusivity, this is the only home in Georgetown Village on the market today with a 3-car garage and 3 or more bathrooms. In the last 12 months, only 5 homes out of 66 possible homes on the market had this combination – less than 8% of the homes! That number has gone down even further in the last 6 months – 2 homes out of 46 possible – less than 4.5% of the homes! If you need a third full bathroom, this will be a rare opportunity to have one in Georgetown Village. If you need the third garage , it might be a good idea to schedule an appointment to see this home. If you need both, start signing some papers!

You might feel like a trained chef in this kitchen.

In addition to the privacy and exclusivity, 235 Westbury has features that make it stand out even further. The living room has a beautiful and unique architectural design with three huge windows towards the landscaped backyard. The hardwood floors complement the wood beams on the ceiling and the banisters, which overlook from the second floor. The entire room is lit up by natural light and is open to the kitchen and breakfast area. In the kitchen, you’ll find a gas cook top on the island with lots of counter space and storage. The windows continue into these rooms as well giving the first floor a consistent and continuous level of natural brightness. The covered patio is big enough for barbecues and cool enough for the hot summers. The red brick road to the detached garage gives it a nice touch of home (think Wizard of Oz). And if the storage from the 3-car garage isn’t enough, there are three huge walk-in attic spaces accessible from the second floor that would love to hold your boxes for you until you need them again.

You won't find another living room like this one.

A Big Home with a Small Footprint – 133 Fairfield Built by Green Builders

133 Fairfield Court was built in 2007 by Green Builders, Inc. A few of the money-saving features include a tankless water heater, spray foam insulation, and energy star appliances.  As an example of the potential savings, this 2,192-sf eco-friendly home has a 2011 average electric bill of $65/month!  Considering the excessive heat wave that Austin just experienced, that is a significant savings compared to other homes without spray foam insulation.  Most “traditional” homes could have bills 2-3 times this amount and every $50/month in savings is equal to another $10,000 in your loan amount.  Consider this: You can buy an inferior home for the same amount of money, but if you consider the true cost of ownership and factor in your low utility bills, you will  end up paying less monthly for a better home!  Prove it to me you say?  Well, here’s an example from Edward, who also lives in a Green Builder home.  Click this link to read the article on his experience.

Other green features include low VOC paint, varnish, and adhesives, upgraded recycled carpet, stainless Tresca countertops, drought-resistant landscaping, rain water collection system, and Low-E windows.  This is a rare find as Green Builders no longer builds in Georgetown Village.  133 Fairfield allows you to enjoy the benefits of enormous eco-saving efforts in this home, and save money on utility bills!

Rare Green Builders home with 24/7 views of the park.

Not only can your wallet feel good about this home, so can your eyes as you look out your window to a beautifully treed park across the street.  Georgetown Village is filled with hike and bike trails, trees, and benches, but not every home has one within ten steps of their front door.  In fact, only nine other homes on Fairfield Court share this park.  It’s no wonder that out of nine total real estate transactions on this street, eight of the homes averaged under 60 days on the market!  This is a great opportunity to own a home in Georgetown Village that is green for the environment and faces a park – a rare combination!

From your door to this trail in under 10 seconds!

The 2,192-sf home boasts a huge kitchen and living area, three big bedrooms with walk-in closets, a separate game room, detached garage, ample back yard space, front row seats to the park, and a 400-sf space above the garage that can be finished out to meet any of your needs – 4th bedroom or guest accommodations, executive suite or office, media room or home theater, game room or play room, heated and cooled storage, etc.  The huge space makes this home a perfect fit for any buyer.  Finishing out this space can add instant equity to your home!

Uncage your creative self with 400 sf of workable space!

This home is not just designed to save you energy, but also time.  If you have a load of laundry sitting in your master bedroom closet, simply open up the “secret” door that leads to the laundry room and dump it in the washing machine!  These type of features are normally seen in custom homes that cost three times as much!

For a reduced price of $211,900, you get panoramic park views, an energy-saving home, and a space above the garage that can be easily expanded for an extra 400 sf of living space.

Own 1 of 21 Homes Facing Summers Green Park – 122 Summers Green

122 Summers Green is 1 of 21 homes that faces the lush and green Summers Green Park in Georgetown Village. In fact, 122 Summers Green is the only home for sale on this street, meaning there are no other homes for sale that faces Summers Green Park. In the past 3 years, only 3 homes have sold on this street because no one wants to sell their park-facing home!  [By the way, Mars Hill Realty Group was involved in all 3 of those transactions.] The number “21” tells you how big Summers Green Park really is. Imagine 21 large homes and put them side by side in a circle and that’s the size of Summers Green Park.  Let me tell you there is plenty of room to share it with 20 other homeowners in this exclusive part of Georgetown Village. Listed at $183,000 it’s also the lowest price on this street since 2005! Finally, here’s a chance to own a piece of the pie (or park) that is so hard to get.

Windows - the more the merrier when you're facing a park like Summers Green.

The location of this home is great for the park view and it’s also within walking distance to the Village Elementary School and community swimming pool.  Like any other home that faces a green park, this home has a covered front porch to enjoy the views and the weather in the morning, afternoon, or evening.  The 2,189 sf home is big enough to hold 3 bedrooms, a living room with fire place and vaulted ceilings, two dining rooms (a formal and breakfast), and a centralized kitchen great for dinner guests.  In addition to the spacious interior, the back has features other homes on this street do not have: a huge back yard with extended roof to cover the concrete slab.  The yard already contains a gardening area, towering trees, and still has room for a pool to complete the package.

See below for pictures, video, and information regarding 122 Summers Green.  Please contact Edwin @ Mars Hill Realty if you’d like to schedule an appointment.
