248 Whitney Woods – Lake Views and Greenbelt Back on Market

248 Whitney Woods Circle – The Preserve at Lake Georgetown

There are lots of homes in the $500k – $1 Million price range on the west side of Georgetown, Texas. However, every once in awhile, a home comes on the market that offers something truly unique. If you were to put together a wish list of features for a home of this caliber, it could look something like this:

  • Lot location – Professionally landscaped; Guaranteed to be no neighbors behind you; A premium view that can’t be duplicated.

whitney-woods-front whitney-woods-view

This Tuscan-styled estate home was personally designed by the builder, Steve Klein. He hand-picked the best lot in the neighborhood to capture this coveted view of Lake Georgetown and the Texas Hill Country. If you have a teenager, keep them away from the sunset views, the views are liable to make them fall in love. If you’re married, it will be like therapy. These views convey with the home.

  • Neighborhood location – convenient to outdoor recreation, shopping, and the best schools; exclusive community
    • Home size – large enough to raise a family in without moving again, multiple living areas for various needs; luxurious in a subtle way, doesn’t make the guests feel uncomfortable.

  • View Preserve at Lake Georgetown in a larger map

The blue marker with the black dot in the middle of it represents the location for this neighborhood (click the map icons to show what they represent). It’s hard to believe that you could be in such a beautiful neighborhood on acreage, yet within a 5 mile radius of almost everything you need to survive: Exemplary Ford elementary school, HEB Grocery shopping, Scott and White Medical, and a host of other restaurants, retail and banks. What’s really unique is that the proximity to Lake Georgetown and Russell Park is only 2 miles away! You can read more about this unique neighborhood in my recent article on the Preserve at Lake Georgetown.

    kitchen-2 gameroom

    great-room-1 formal-living

Many homes in this price range have 4 bedrooms and 4 baths. But in addition to that, this home also has a formal living area, dedicated formal dining room, upstairs Gameroom, private hobby room or playroom, separate air-conditioned storage space (Texas Basement), private home office and a workstation flex space between the kitchen and utility room that is perfect for doing homework or paying the bills. All of the bedrooms are spacious and have private access to the bathrooms. In fact, most of the rooms in this house share the same premium view of the Texas Hill Country out the back windows. One of the guest bathrooms downstairs has access from the garage and also the outdoors to be used as a future pool bath.

If you’re still reading this, and are a serious buyer in this market, stop what you are doing and see this home. There simply isn’t a home on the market with a premium view on almost 2 acres, proximity to Lake Georgetown, and over 4800 SF of luxurious living in this price range. In fact, the last lot in Georgetown with a similar view was just purchased a month ago and construction has already began. They will be your next door neighbors. The home is competitively priced at $718,000.

Great Value Home Back on Market – 30003 Bumble Bee

This home is back on the market!

Say hello to the best value in a home for sale in Georgetown, Texas. 30003 Bumble Bee is located in the Villages of Berry Creek where you can have the benefits of a golf course community at Berry Creek Country Club without paying the high HOA fees. The Berry Creek Golf course is just down the street from the Villages and it’s easy to rub some shoulders to get sponsored by a current member to play golf there. Avoid the high monthly fees and make some new friends! What better way to get welcomed into your new neighborhood!

If that’s not enough, your house will be one of a few on the end of a cul-de-sac. While your neighbors have cars commuting back and forth in front of their homes, you’ll have little kids riding bikes in front of yours. Be careful – they’re friendly and just might ring your doorbell to ask if you and your kids want to play with them!

Lastly, and certainly not least, open the front door to your new home and experience one of the most open floor plans you’ve ever been in. The entrance hallway leads you right into the middle of all the action in the living room. Entertain your exclusive cul-de-sac neighbors and have the freedom of not wishing your house was just a bit bigger. The living room is open to the kitchen with plenty of space for a large informal dining table. Don’t forget about the seamless transition from the living room to the covered back patio with a huge back yard for the kids and dogs to run around in.

The feeling of freedom does not end there. This large 2500-plus square foot home has 4 large bedrooms and a large community game room in the center for all the late night games and movies you’ll experience with your family. And if you’re worn out from the games, don’t worry about cleaning up the same night. It’s all on the second floor and none of your distinguished cul-de-sac neighbors will ever see the mess!

A Big Home with a Small Footprint – 133 Fairfield Built by Green Builders

133 Fairfield Court was built in 2007 by Green Builders, Inc. A few of the money-saving features include a tankless water heater, spray foam insulation, and energy star appliances.  As an example of the potential savings, this 2,192-sf eco-friendly home has a 2011 average electric bill of $65/month!  Considering the excessive heat wave that Austin just experienced, that is a significant savings compared to other homes without spray foam insulation.  Most “traditional” homes could have bills 2-3 times this amount and every $50/month in savings is equal to another $10,000 in your loan amount.  Consider this: You can buy an inferior home for $10,000 – $15,000 less, but if you consider the true cost of ownership and factor in your low utility bills, you’re probably going to end up paying the same amount each month.  Prove it to me you say?  Well, here’s an example from Edward, who also lives in a Green Builder home.  Click this link to read the article on his experience.

Other green features include low VOC paint, varnish, and adhesives, upgraded recycled carpet, stainless Tresca countertops, drought-resistant landscaping, rain water collection system, and Low-E windows.  This is a rare find as Green Builders no longer builds in Georgetown Village.  133 Fairfield allows you to enjoy the benefits of enormous eco-saving efforts in this home, and save money on utility bills!

Rare Green Builders home with 24/7 views of the park.

Not only can your wallet feel good about this home, so can your eyes as you look out your window to a beautifully treed park across the street.  Georgetown Village is filled with hike and bike trails, trees, and benches, but not every home has one within ten steps of their front door.  In fact, only nine other homes on Fairfield Court share this park.  It’s no wonder that out of nine total real estate transactions on this street, eight of the homes averaged under 60 days on the market!  This is a great opportunity to own a home in Georgetown Village that is green for the environment and faces a park – a rare combination!

From your door to this trail in under 10 seconds!

The 2,192-sf home boasts a huge kitchen and living area, three big bedrooms with walk-in closets, a separate game room, detached garage, ample back yard space, front row seats to the park, and a 400-sf space above the garage that can be finished out to meet any of your needs – 4th bedroom or guest accommodations, executive suite or office, media room or home theater, game room or play room, heated and cooled storage, etc.  The huge space makes this home a perfect fit for any buyer.  Finishing out this space can add instant equity to your home!

Uncage your creative self with 400 sf of workable space!

This home is not just designed to save you energy, but also time.  If you have a load of laundry sitting in your master bedroom closet, simply open up the “secret” door that leads to the laundry room and dump it in the washing machine!  These type of features are normally seen in custom homes that cost three times as much!

For just $225,000, you get panoramic park views, an energy-saving home, and a space above the garage that can be easily expanded for an extra 400 sf of living space.

1 of 3 Single-Story Homes with a Golf Course View – 1603 Greenside

Green may become your favorite color due to the golf course views spreading from left to right and beyond the horizon in front of you.  And the appropriately-named Greenside Drive won’t let you forget it.   1603 Greenside is home to Hole #1 at the Teravista Golf Course in Round Rock, Texas.  Only the beautiful wrought iron separates you from pure golf ecstasy and some of the best views when you’re not actually teeing off.

If you don't like green grass and blue skies, you're at the wrong home!

There are only 12 homes for sale that back to the golf course in Teravista, Round Rock.  Most of them are very large, 2-story homes.  In fact, 1603 Greenside is one of 3 homes for sale that is a single-story home, the only one that is under 2,000 sf, and, somehow, also priced the lowest at $225,000! This is the perfect combination for maintainable luxury.  You can enjoy all the benefits of the golf course views without worrying about high utility bills, cumbersome stairs, and rooms or square footage you’ll never use.  But make no mistake about it  – 1,849 sf is plenty of space for 4 bedrooms, formal dining, living, breakfast nook, big master bedroom and big kitchen complete with granite counters and bar.

Very big home without the usual and unnecessary high utility bills.

At night, witness the sun setting behind the fairways and the breeze rustling the tree tops in your yard while you sip your Arnold Palmer or green tea on the covered back patio.  You are protected from any type of weather, yet able to enjoy the best part of all – the sea of green grass that surrounds your home!

This home and back yard are the reason they named this street Greenside Drive.

Own 1 of 21 Homes Facing Summers Green Park – 122 Summers Green

122 Summers Green is 1 of 21 homes that faces the lush and green Summers Green Park in Georgetown Village. In fact, 122 Summers Green is the only home for sale on this street, meaning there are no other homes for sale that faces Summers Green Park. In the past 3 years, only 3 homes have sold on this street because no one wants to sell their park-facing home!  [By the way, Mars Hill Realty Group was involved in all 3 of those transactions.] The number “21″ tells you how big Summers Green Park really is. Imagine 21 large homes and put them side by side in a circle and that’s the size of Summers Green Park.  Let me tell you there is plenty of room to share it with 20 other homeowners in this exclusive part of Georgetown Village. Listed at $183,000 it’s also the lowest price on this street since 2005! Finally, here’s a chance to own a piece of the pie (or park) that is so hard to get.

Windows - the more the merrier when you're facing a park like Summers Green.

The location of this home is great for the park view and it’s also within walking distance to the Village Elementary School and community swimming pool.  Like any other home that faces a green park, this home has a covered front porch to enjoy the views and the weather in the morning, afternoon, or evening.  The 2,189 sf home is big enough to hold 3 bedrooms, a living room with fire place and vaulted ceilings, two dining rooms (a formal and breakfast), and a centralized kitchen great for dinner guests.  In addition to the spacious interior, the back has features other homes on this street do not have: a huge back yard with extended roof to cover the concrete slab.  The yard already contains a gardening area, towering trees, and still has room for a pool to complete the package.

See below for pictures, video, and information regarding 122 Summers Green.  Please contact Edwin @ Mars Hill Realty if you’d like to schedule an appointment.

A Floor Plan that Flows – 11416 Flushwing – PIONEER CROSSING IN AUSTIN

A home that has thrived in Austin's drought!

11416 Flushwing is a 2,432 sf home for sale at $180,000 ($74/sf!) ready for you to move in right away.  Dual income families will love the minimum commute time as it’s conveniently located 20 minutes to downtown Austin and 20 minutes to Round Rock.  No need to spend out of pocket money on maintenance, repair, or sod!  It’s been done!  This home is in pristine condition as evidenced by the ocean of green in the front and back yards.  It’s maintained by automatic, in-ground sprinklers installed in just the right spots to cover the every square inch of  yard in the front and back.  Even with today’s mandatory water restrictions, the grass is so healthy that you are way ahead of the curve.  With temperatures decreasing by the day and Fall fast approaching, the health of this grass should last for the next season without any extra effort to re-sod.

Huge rooms and open floor plan great for entertaining!

The interior of this home is as well-maintained as the green grass on the exterior.  Once you step inside the home, you’ll see that this floor plan flows like a river.  The seller bought this home brand new after looking at many homes, probably just like you, and stopped at this one because the floor plan “just works.”  It’s rare to find a practical floor plan in a home with this level of care located 20 minutes from downtown Austin and Round Rock. The owners’ desire to downsize creates an amazing opportunity for you to purchase a large 3-bedroom home with a home theater, office, and pristine yards below market value.

The large living room, kitchen, and dining room are perfectly connected for entertaining groups of 5-20 people at a time.  Open up access to the back patio and yard and you can easily double your group size while maintaining luxurious comfort.  If you aren’t into entertaining, the open floor plan is still elegant, spacious, and great for enjoyment by any number of persons.

Fresh vegetables, herbs, and fruit can be part of your daily meals.

The upstairs is fitted with an intimate home theater ready to stream the new Netflix blockbuster, yet large enough to host the Sunday football game.  It has been wired for surround sound and video so all you need to do is plug in your equipment and press play!  Additionally, it can be easily transformed into a game room as it’s located centrally among the three large, upstairs bedrooms.

For more information, pictures, and video scroll down.  To set up an appointment and experience this free flow design for yourself, contact Edwin Lui.

Not For Sale By Owner

In today’s economy, people are pinching pennies any chance they get. In my line of business, that means more and more sellers trying to sell their home without the expertise or skill of a real estate agent. Central Texas has been home (no pun intended) to the most stable real estate market despite the crash the rest of the nation has experienced, yet I still see plenty of For Sale By Owner signs on yards across Georgetown, Round Rock, and Austin. No community is immune to the temptation of saving money.

Not only is the owner potentially saving thousands of dollars from paying the agent’s commission, with the internet at our fingertips, there are great websites like ForSaleByOwner.com that help owners sell on their own. So it must be pretty easy and money-wise to sell without a licensed real estate agent. Or is it?

The founder of a popular for sale by owner Web site used a real estate broker to help sell his 2,000-square-foot, two-bedroom New York apartment after it lingered on the market for six months. Colby Sambrotto, the founder and former chief operating officer of ForSalebyOwner.com, tried to sell the property himself by listing it online and through classified ads, but after six months of it sitting on the market, he sought the help of a real estate broker. The condo soon attracted multiple offers and ended up closing recently for $150,000 more than the original asking price.

It’s like Dieter Zetsche (CEO of Mercedes-Benz) buying one of these for his daughter:

In other words, he got a much better product and paid less.

Contrary to popular (and unsubstantiated) belief, real estate agents can save you time and earn you more money than you realize. Contact your local REALTOR today if you are thinking about selling your home and if you don’t have one, contact your favorite HOMEboys!

Fantastic Home, Fantastic Price – 109 Bronze Cove

You think the exterior is nice? Wait til you step through the front door.

109 Bronze Cove is not your typical Sonterra home in Jarrell, Texas. For starters, it’s a home that is kept in immaculate condition. Built in 2008 and finished in early 2009, it was purchased by a caring woman in August 2009. As you can imagine, this 3 BR, 1,224 sf home was more than enough for one person. Thus, it was very lightly used in the past two years. Not only has it not been tread on by many feet, the owner is very clean and meticulous. You will need a magnifying glass and a lot of patience to find dust or debris in this wonderfully, well-kept home.

In today’s market of foreclosures and short sales, the care and condition of this home is about the best it can get for home buyers.  Think about all the savings from not needing to do any touch-up paint, carpet replacement, tile repair, popcorn removal, dusting, appliance replacement, bathroom cleaning, or window treatment.  It’s bad enough you have to deal with bank to get a loan, why deal with them on a short sale or foreclosure and double your headache for minimal savings?  This home’s fantastic condition can save you thousands of dollars out of pocket and months of coming home to a house that is in “renovation mode.”  That’s something your lender and your family should be ecstatic about!

All you need to do is replace the furniture in this well-kept home.

The amazing thing is that the excellent condition of this home isn’t even the best part.  That honor goes to the ultra low asking price of $100,000!  That price will get you 3 bedrooms, 2 bathrooms, spacious living room (as you can see in the above picture), dining room and kitchen both peering out to the living room, a  2-door garage, an indoor utility room to do your laundry in reasonable temperatures, and a huge, private, fenced-in backyard with a patio.  Phew!  And if that’s not enough, the home is situated on a premium lot in a cul-de-sac.  Talk about maximizing your dollars on a home purchase!

This is all you need to bring to the table. Figuratively speaking, of course.

See below for more pictures, video, and information.  If you have any questions or would like to see this property, please call Edwin – available by appointment only.
