Whether you were born in the city and a cowboy at heart, or born in the country and a city slicker at heart, 101 Rio Bravo is the best of both worlds. This Jack Hunicutt custom-built home sits perfectly on a parcel of land just under 3 acres and under 5 minutes to Wolf Ranch in the City of Georgetown! The convenience of this unique and rare property allows you to visit shops, restaurants, and retailers in the day, then come home in the early evening and enjoy the trees and the breeze on your back patio.
The flagstone walkway leads you to your home and the first thing you notice is the longleaf pine wood floors. Not only is it modern and refinished, it has a bit of history as well. The source for these longleaf pine wood floors comes from 100-year old reclaimed wood beams. You’ll be able to admire and admonish this historic wood in the entry, executive office, great room, dining room, and kitchen.
As you walk past the stone fireplace and hand-hewn wood mantle floating above it, you enter a kitchen that could double as a studio on Food Network: built-in sub-zero refrigerator and freezer, double convection ovens, gas cook top, prep sink and disposal on the island with double sink, disposal and trash compactor behind, walk-in pantry, and enough custom cabinets and pull-out drawers to make Giada jealous! This type of kitchen wouldn’t be complete without granite counter tops and a breakfast bar the length of a saloon in an old western – yeehaw! By the way, if there’s a shootout in this western, be sure to head for the walk-in pantry where the walls and ceiling are reinforced with concrete and wooden door reinforced with steel! This pantry could keep you safe through a tornado, seriously.
If the ~3,700 sf home isn’t enough for your belongings, head to the rear of the property where a 2,500 sf workshop awaits. This metal building has a double garage door and a 14-ft tall door to accommodate your RV or boat. You can fit 6 cars, power lawn equipment, an RV, a boat, or even a Jiffy Lube franchise! Need more space? This workshop has close to 700 sf of heated and cooled office space, a separate storage closet, and floored attic storage! This workshop gives other so-called man caves claustrophobia.

This cozy, 1-story home will make you want to take your shoes off when you walk through the door! Welcome to 215 Avalanche located in the Pinnacle neighborhood of Georgetown, TX! Come in and enjoy the look and feel of wood beneath your feet as you step into your home office to finish off some work and pay your bills. Close the french doors for complete silence from the excitement of the kids and dog. When you’re done, trade in your briefcase and laptop for some cars and dolls until it’s time for dinner.
Preparing dinner in the spacious and well-equipped kitchen is a breeze with the large center island. The kids are playing in plain sight to ease your worries. You’ll need them to help set the table soon and that will be easy since the dining room is smartly placed next to the kitchen.
After dinner, the kids can get ready for bed in their own side of the home while you retreat to the master suite in the peaceful rear of the home. Let your wife soak in her private tub, put on her bathrobe, and then head toward the library. The young night gives her a chance to catch up on her favorite book and enjoy a tasty glass of wine. Or spend your night together in the family room recovering in front of the warm fire watching your favorite sitcom or romantic comedy.
When the weekend comes, be sure to have a cookout on the back patio and watch the kids roam in the grass. Enjoy the privacy from the wood fence and get lost in the clear, blue skies above. You can also take the family out and take advantage of all the community amenities – swimming pool, basketball courts, playscape, and disc golf course!
The floor plan in this home flows elegantly and efficiently. With 3 bedrooms, a private office, formal dining, and a library, you’ll never believe this home is under 2,000 sf! Enjoy nice but subtle hardware upgrades throughout including doorknobs, light fixtures, and energy-efficient dimmers. Lastly, this home comes with the reputation of the Georgetown ISD and a young, budding neighborhood free of charge! For $80/sf, this may be the best value in all of Georgetown.

This house is the perfect blank canvas for anyone who wants their new home to “feel” like home. Combine the freedom and creativity of customizing a brand, new home with the value of a resale home and 7746 Squirrel Hollow becomes the perfect choice! The neutral floor and paint allows you to pick your own colors and the open floor plan allows you to lay out your furniture anyway you want. This home has all the “bones” you want in a home – open floor plan, mother-in-law plan, 4 total bedrooms, and a formal dining that isn’t located in the corner of the house. Plus, the backyard is spacious enough for your dogs to run around in as is, and add your dream deck by the time summer rolls around for you and your friends. You can’t ask for a better home to decorate and shape into a one-of-a-kind masterpiece.
Best of all, you’ll never outgrow your dream home with 4 bedrooms and great schools in the Georgetown ISD for the kids! Walk in and watch the kids run to their rooms and yell, “This is my room!” Make lasting memories when you paint the walls to their favorite colors and hang up their favorite pop star posters together. This is your chance to get into a great family-friendly neighborhood at starter home value!
Lastly, you will love the location of this home. The Villages of Berry Creek is close enough to the I-35 for commuting parents, yet tucked away from noisy, speeding cars. It is a great launching pad to Fort Hood, Killeen, Harker Heights, and Belton up north, and it’s also a straight shot to the I-35 or 130 toll road if you need to head south to Austin. And if you love to golf on the weekends, you won’t need to drive very far. The Villages of Berry Creek is a neighbor to Berry Creek Country Club and it is a simple process to obtain a sponsor and membership.

Say hello to the best value in a home for sale in Georgetown, Texas. 30003 Bumble Bee is located in the Villages of Berry Creek where you can have the benefits of a golf course community at Berry Creek Country Club without paying the high HOA fees. The Berry Creek Golf course is just down the street from the Villages and it’s easy to rub some shoulders to get sponsored by a current member to play golf there. Avoid the high monthly fees and make some new friends! What better way to get welcomed into your new neighborhood!
If that’s not enough, your house will be one of a few on the end of a cul-de-sac. While your neighbors have cars commuting back and forth in front of their homes, you’ll have little kids riding bikes in front of yours. Be careful – they’re friendly and just might ring your doorbell to ask if you and your kids want to play with them!
Lastly, and certainly not least, open the front door to your new home and experience one of the most open floor plans you’ve ever been in. The entrance hallway leads you right into the middle of all the action in the living room. Entertain your exclusive cul-de-sac neighbors and have the freedom of not wishing your house was just a bit bigger. The living room is open to the kitchen with plenty of space for a large informal dining table. Don’t forget about the seamless transition from the living room to the covered back patio with a huge back yard for the kids and dogs to run around in.
The feeling of freedom does not end there. This large 2500-plus square foot home has 4 large bedrooms and a large community game room in the center for all the late night games and movies you’ll experience with your family. And if you’re worn out from the games, don’t worry about cleaning up the same night. It’s all on the second floor and none of your distinguished cul-de-sac neighbors will ever see the mess!

Georgetown Village – Summers Green Home For Sale
If you’re looking for the right house for sale in Georgetown Texas, look no further. This is the perfect house with a flexible floorplan that allows you to use all 5 rooms as bedrooms or designate them separately for your custom needs. Welcome to 102 Summers Green, which faces Summers Green Park. Enjoy watching your pets or kids run around and play in the park as you kick your feet up on the front porch. This park has been the mecca for social events in the Village and a great place to meet neighbors and deepen friendships with the people you live with. The view of this park is magnificent and soothing to your soul. Imagine having a nice dinner in the formal dining room with family or friends and enjoying the lush green manicured lawn and trees that this park-view offers. After dinner, enjoy a movie in the spacious family room or hang out in the oversized kitchen with family and friends. And then, if you have to pay the bills or finish some late night work, there is also a home office that shares the same park view as the dining room. The home office has a closet and can also be used as a 5th bedroom. This house has the rooms you need for your whole family, and we still have a 2nd story to visit!
Unique and Flexible Floorplan
What sets this house apart from others is the built-in nursery on the 2nd floor. The nursery is conveniently connected to the master bedroom for all of those middle-of-the-night wake-up calls. No more cribs in the master bedroom, or running down the hall to see what’s wrong. The nursery can also be closed off from the master suite for privacy via french doors. No need for a nursery? No problem. This room would make the perfect sitting area if one spouse just has to watch David Letterman, while the other spouse has dozed off to La-la land. You can also use this room as an exercise room, hobby room or second office…the possibilities are endless.
The backyard is large and completely fenced. The fence can also be pushed out to increase the size of your yard (note: make
sure you follow the appropriate community guidelines before you do this). This backyard is the perfect size for entertaining or running around with the kids throwing the football. The backyard is fully visible from the family room through 8-foot windows, or from the covered back patio that connects the detached garage to the main home.
Every parent wants the best education for their children. At 102 Summers Green, if you are the parent of an Elementary-aged child you can start off on the right track and send your kids to Village Elementary School, rated Exemplary by the TEA with Gold Performance in reading, writing, mathematics, and science. Another bonus is that Village Elementary School is located within the neighborhood!
If you like to stare out your front window and see an oversized neighborhood park, rather than a neighbor’s house, you won’t have many homes to choose from. Finally, there’s a house on the market with plenty of bedrooms and enough storage for a growing family located within walking distance to one of the best Elementary schools in Georgetown. Tell your real estate agent to bring you by this house today!

Back after popular demand: Another “Favorite HOMEboy Testimonial”
Okay, I confess, I’m not sure how popular these are and what the demand is, but many of my recent clients have been rather “video-shy” so I’m glad that Chuck and Fran decided to be such good sports.
They live on my street and are some cool neighbors and I wish them the best in their future as “beach bums.” The home that was sold was on 133 Village Park Drive in Georgetown Village.
One of the things I always recommend to my clients is to do a pre-inspection. This is another revolutionary method that my brokerage, Mars Hill Realty Group, integrates into our house marketing strategy. Here are the top 3 reasons we do this:
1. Eliminates potential deal-killers
2. Reduces negotiation leverage of buyer during option period
3. Attracts the highest offer from the buyer by positioning your home as fixed and well cared for.
Check out the testimonial below and call me to get the same great results on your home!

248 Whitney Woods Circle – The Preserve at Lake Georgetown
There are lots of homes in the $500k – $1 Million price range on the west side of Georgetown, Texas. However, every once in awhile, a home comes on the market that offers something truly unique. If you were to put together a wish list of features for a home of this caliber, it could look something like this:
This Tuscan-styled estate home was personally designed by the builder, Steve Klein. He hand-picked the best lot in the neighborhood to capture this coveted view of Lake Georgetown and the Texas Hill Country. If you have a teenager, keep them away from the sunset views, the views are liable to make them fall in love. If you’re married, it will be like therapy. These views convey with the home.
View Preserve at Lake Georgetown in a larger map
The blue marker with the black dot in the middle of it represents the location for this neighborhood (click the map icons to show what they represent). It’s hard to believe that you could be in such a beautiful neighborhood on acreage, yet within a 5 mile radius of almost everything you need to survive: Exemplary Ford elementary school, HEB Grocery shopping, Scott and White Medical, and a host of other restaurants, retail and banks. What’s really unique is that the proximity to Lake Georgetown and Russell Park is only 2 miles away! You can read more about this unique neighborhood in my recent article on the Preserve at Lake Georgetown.
Many homes in this price range have 4 bedrooms and 4 baths. But in addition to that, this home also has a formal living area, dedicated formal dining room, upstairs Gameroom, private hobby room or playroom, separate air-conditioned storage space (Texas Basement), private home office and a workstation flex space between the kitchen and utility room that is perfect for doing homework or paying the bills. All of the bedrooms are spacious and have private access to the bathrooms. In fact, most of the rooms in this house share the same premium view of the Texas Hill Country out the back windows. One of the guest bathrooms downstairs has access from the garage and also the outdoors to be used as a future pool bath.
If you’re still reading this, and are a serious buyer in this market, stop what you are doing and see this home. There simply isn’t a home on the market with a premium view on almost 2 acres, proximity to Lake Georgetown, and over 4800 SF of luxurious living in this price range. In fact, the last lot in Georgetown with a similar view was just purchased a month ago and construction has already began. They will be your next door neighbors. The home is competitively priced at $864,900.

Here’s your chance to snag up two lots in River Chase for $75,000 a piece in one of the most desirable neighborhoods in Georgetown, Texas.
What makes River Chase so popular is the convenience factor. This is probably the closest custom home neighborhood to I35, the southern entrance to River Chase is about 1 mile away from the access road. Yet, due to it’s hilly topography, you can barely hear any road noise from within the neighborhood. Wait a second, aren’t hilly lots tough to build on? Good question..
123 River Chase and 412 Mason Ranch are prime lots for this neighborhood because even though the neighborhood is hilly, these two are relatively flat and easy to build on. That means the next buyer can spend less money on the concrete slab and pocket the savings. Here are some approximations of the size for these lots below. Everything in River Chase is at least 1 acre in size:
412 Mason Ranch: Notice how the owner purchased the lot that is almost entirely surrounded by trees! It is conveniently located closest to the northern entrance of River Chase, meaning easier access and hardly any neighbors on all sides of you.
123 River Chase: This lot is a designer’s dream. The unique shape allows it to take full advantage of the hill country views to the North and there are no shortage of mature oak trees. In fact, this lot IS owned by a designer and a full set of plans custom-designed for this lot can be made available to the next buyer.
River Chase in Georgetown Texas is also located within 5-15 minutes to the following:
Major Medical Centers: Seton Medical Center, Scott and White Healthcare and St. Davids Georgetown Hospital
Major Shopping: Wolf Ranch, Walmart/Home Depot, Round Rock Premium Outlets and the Ikea shopping plaza
Higher Education: Southwestern University, Texas State University
Recreation: Lake Georgetown, San Gabriel Park, Georgetown Recreation Center and several golf courses
Here are more pictures of 412 Mason Ranch:
