BMO Harris Bank recently conducted a survey finding that about 47% of home owners said they could sell a home without the help of a real estate agent, and 59% said they likely could purchase a home on their own. Not surprisingly, 75% of respondents also said they ended up using a real estate professional when it came down to it. Here’s why:

Ever feel like that little boy or girl on the sidewalk who happens to walk by the doggy in the window that’s too expensive?  A lot of my buyers tell me they want a custom-built home, but they just can’t afford it.  They want a home built to their specs, but priced for the masses.  Unfortunately, that is rarely a reality.  Until now.  701 Algerita is a custom-built home by reputable Georgetown, Texas home builder Rick French.  It was built in 2012 for a local fireman on a lot that backs up to a nice wooded lot in Serenada, which means you won’t be seeing your neighbor.  This gives it a nice private setting in the back.  The 2,002-sf home packs a huge punch – fully upgraded kitchen, stained concrete floors, plantation shutters on every window, luxurious dual shower heads in the master bathroom, 3 large bedrooms, 3 full bathrooms, and even a large flex room upstairs.

The owner requested the builder to pay special attention to practical details in this home.  For example, a sliding drawer has been installed under the dishwasher.  This provides extra storage for large kitchen items, but more importantly raises the dishwasher so loading and unloading won’t hurt your back or knees.  A full bathroom and closet were added to the second floor so the game room could flex into a bedroom for a teen.  You won’t find these features in other homes.  Another practical additional is the foam insulation throughout the home.  This is a very energy-efficient home and costs the owner approximately $200/month in total utility bills!

Despite the excellent build quality and great design of this home, the privacy setting in the back is the main (and harder to come by) feature.  If you live in Georgetown , you know that a quiet lot without overlooking neighbors is considered a premium lot.  Most of these premium lots come with a price tag and/or a large maintenance cost.  Priced at $235,000, 701 Algerita is considered an amazing value by most.  Throw in the fact that there is no HOA, a manageable yet large yard, and located near I-35, this is a home that should be too good to be true.

More and more often the phrase “Custom Built Home” is thrown around by Realtors and builders attempting to describe a home that is built just like another, whether it’s down the street, in another neighborhood, or in a different city.  Sometimes it is difficult to tell that a home truly is built and designed solely for that particular customer.  When it comes to 9101 Castle Pines, make no mistake about it – this is as custom built a home as you can get.  At 4,057 sf, this home is one of the larger and nicer homes in this part of Avery Ranch with the added luxury of Elsa England Elementary School and McNeil High School, something money can’t buy.
