413 Rosedale in Georgetown Village

Here’s a cute home in my neighborhood that has 4 bedrooms and is listed at $175,000.

The architecture has the same characteristics of those downtown historic homes like big front porches, large dormer windows and siding/stone exterior. However, you don’t have to worry about updating the plumbing or leveling the foundation because, unlike those old historic homes, this one is built in 2004.  I like these homes in Georgetown Village because it combines the best of both worlds:  Old home look without the old home maintenance.

Louies 106 – My Autumn’s Day Experience

This post is a little late, but it’s a restaurant review nonetheless.

Autumn and I don’t celebrate Valentine’s Day anymore, we celebrate Autumn’s Day which is the day before.  Awww, how romantic I know.  However, as we were driving into Austin to celebrate a day early there was a TON of traffic heading into the city at the same time!  Hmm, looks like the rest of the world has their own “Autumn’s Day.”

This year we decided to double date with our good friends David and Melissa and we headed down to Louie’s 106.

Here are the two happy couples:

David and Melissa have two children, Claire and Jonah, and they play well with our three kids:  Joshua, Chloe and Sabrina.  We’re just happy to be friends with ANYONE who has kids that will play with ours:)  But Claire is the best when it comes to watching Chloe and Joshua so that Autumn can have a sane moment during the day.    What would we do without her?!dsc_4917

Back to the food: We tried the crispy calamari with red pepper rouille and roasted garlic aioli (not pictured), Prince Edward Island Mussels and House made mesquite smoked salmon for appetizers.

For our main course, we ordered The original Baby Louie’s Hot and Crunchy Trout, some meat dish (my memory is fading fast), and creme brulee for dessert:

Notice that somebody (ahem, Autumn), couldn’t wait for me to take a picture before diving into the dessert!  This was a fun place to go and the presentation, as you can tell from the pictures, was very nice.  The Prince Edward Island Mussels were my favorite as they reminded me of our honeymoon when we went to Prince Edward Island and had these for the very first time.

This is another great Austin restaurant located in the heart of downtown.  They have valet parking and accept resrvations!  My only gripe?  Well, I made reservations and indicated that it was also for the celebration of David and Melissa’s anniversary (which it was) and I was hoping they would have given us a free dessert or at least mentioned it to them.  Nothing happened…maybe it was because we had already ordered dessert or maybe because it was super busy that night.  Nonetheless, great food at decent prices.  Check it out and let me know what you think!  Have you been here before?  I love reader interaction, please comment!

3812 Juliannas Way – Close to the Round Rock Outlets

Juliannas WayHere’s a home that is in tip top condition:  Freshly painted inside and out, new carpet installed in February 2009 and many updated bathroom fixtures.

It’s rare to find a home where you can plunk down $140,000 and just move right in.  It’s even more rare to find one that is in such a great location.

How great is the location?  In less than 5 minutes of driving, you have access to IKEA, Round Rock Outlets, Scott and White Medical Center, Teravista Golf Course, Texas State University, Interstate 35 and a bunch of other stores that have just popped up near the Ikea Complex.

The home has 3 bedrooms and a large living area that opens up to the kitchen.  In addition to that, this home also has a bonus room/play room.  Not many homes in the 1500-1600 SF range can boast about 3 bedrooms AND a bonus room!  For more information and pictures see below:

Google Maps – Free Wifi in the city of Georgetown Texas

These days, I can just switch on the wifi on my HTC Touch Pro cell phone and connect my laptop anywhere. However, it’s not the fastest web browsing experience one can have…and I still like to know where all the free wifi spots are around town. After some brief intel collecting, here’s a map of the spots you can connect to without having to pay a dime. Starbucks, Wolf Ranch and McDonalds are out, they make you pay.

What sells better in Georgetown – 3 or 4 bedrooms?

I got an email from a past client the other day and she was wanting some advice on a small remodeling project:

Hey Edward – I’ve been thinking I might like to make two of our bedrooms into one large one. The bedrooms are very small here.  Do you think that would be a mistake if we ever decided to sell? It would make our house a three bedroom instead of a four. – W.T.

I’m sure many of us have considered a renovation project at some point during home ownership.  Having HGTV or being inspired by Extreme Makeover:  Home Edition has certainly given renovation projects a new twist!  Fortunately for W.T., knocking down a wall to combine two bedrooms is an easier project than most.  The only question is, “What will it do to the value of her home?”

Well, let’s look at a comparison of ALL 3 bedroom homes with 4 bedroom homes in the city of Georgetown, Texas that sold in the past 12 months:

3 Bedrooms: 453 Sold, 37 currently Pending, 219 For Sale – 5.8 months of inventory

4 Bedrooms: 300 Sold, 20 currently Pending, 244 For Sale – 9 months of inventory

According to the numbers, more 3 bedroom homes have sold and there is less competition.  But what about if we narrow the search down to the home’s price range?

3 Bedrooms: 129 Sold, 8 currently Pending, 56 For Sale – 5.2 months of inventory

4 Bedrooms: 68 Sold, 2 currently Pending, 38 For Sale – 6.8 months of inventory

Although the inventory for a 4 bedroom home shrinks from 9 months to almost 7 months, it’s still 1.6 months more inventory than a 3 bedroom home.  It’s nice to know that the numbers are on your side, at least in the current market.  However, if you’re going to be staying in that home for a long time then I would go ahead with the renovation even if the numbers were not on your side. Why?  Well, it’s not like you’re doing something that will turn off a significant portion of the market like converting your garage to another bedroom and having no garage…you’ll also improve your quality of life and get lots of use out of a bigger room. You might even sell your home to a buyer who feels most rooms in a 4 bedroom home are too small anyway!

Quick caveat: In this particular neighborhood, most of the homes that sold in the past 12 months were 4 bedrooms homes.  In fact, only 3 of the 23 homes were 3 bedrooms, and the quickest home to sell took 94 days.  There’s only one 3 bedroom home (out of 5 homes) currently for sale and I’m the listing agent on it so maybe I’ll break a record:)  The big downside of removing the 4th bedroom is restricting your audience to just the 3 bedroom market.  The home with 4 bedrooms is able to compete in both markets.

  • Walking distance to Lake Georgetown, neighborhood parks and major shopping (HEB)

Interest rates are great, the market in Georgetown is strong (see Austin, Texas #2 – In your face Mr. Down Housing Market) and if you can’t get financing, this owner will owner finance.  Now that’s rare!  Call me for a private showing.  Also a great candidate for an investor!
